The Marina Alta real estate market closed 2025 with municipalities that practically doubled their starting price in percentage terms. Almost all towns registered increases, except for three villages that, although slightly, saw decreases in the price per square meter of housing.

Pego and El Verger
The most striking data point for the 2025 exercise is concentrated in Pego y The Vergerwhich led the increase in housing prices in the Marina Alta region between the beginning and end of the year. In Pego, the average price rose from €923/m² in January to €1.364/m² in December, which represents an absolute increase of €441/m² and a rise of 47,78% in just twelve months.

Teulada and Ondara

Dénia, Moraira and Els Poblets
Among the markets with the highest prices, Dénia It maintained its upward trajectory. The average price went from €2.895/m² to €3.275/m², with an increase of €380/m² and a rise of 13,13%.

The year 2025 also brought price adjustments in some inland municipalities. Orba registered a slight decrease of €7/m², going from €2.023/m² to €2.016/m², which represents a drop of 0,35%.
More significant were the corrections in Alcalali y Beniarbeig, both with an identical drop of €155/m²In Alcalalí, the price fell from €2.692/m² to €2.537/m², an adjustment of the 5,76%, while in Beniarbeig the drop was of 7,11%, when moving from €2.180/m² to €2.025/m².
